Local construction firm follows workload to Innsbrook with HQ move

Carried into Innsbrook by a steady pipeline of projects for corporate tenants, a local general contracting firm has relocated from its Southside digs to the Henrico business park.

Riverstone is fully settled into its new headquarters at 4480 Cox Road, where it fills a 3,000-square-foot, ground-level space overlooking Waterfront Lake in the center of the park.

The 21-year-old firm, led by Amanda Wheeler, had previously been based in a smaller space on Moorefield Park Drive in northeastern Chesterfield County. Wheeler said the move doubles the company’s space and gives its eight-person local staff room to grow.

Wheeler said the company sought to relocate due to its activity in Innsbrook, where it’s done work for such clients as Highwoods Properties, Lingerfelt CommonWealth and Commonwealth Commercial Partners.
“The bulk of our clientele have offices in Innsbrook, and/or they own or manage buildings in Innsbrook or Henrico County as a whole,” said Wheeler, who has worked at Riverstone since its inception and assumed its leadership as owner and CEO five years ago.

She added that the move also gets the company closer to its second office in Charlottesville, where its workload has included about a dozen office upfits in the recently opened CODE building on the Downtown Mall.

“Because of the proximity to Charlottesville, we could be in Charlottesville in 55 minutes,” Wheeler said. “Between the growth of Innsbrook and the portfolio growing in Charlottesville, it just made sense for us to make a move.”

Wheeler signed a seven-year lease with Highwoods for the space, which is in a building that has produced more work for the company.

Since signing its lease, in addition to its own space, Riverstone has completed a 20,000-square-foot upfit of the building’s top floor for engineering consulting firm Burns & McDonnell’s first office in the Richmond market. Highwoods also hired Riverstone to renovate the building’s lobby and restrooms, said Wheeler, who noted that the work required bids from the firm.

“It wasn’t negotiated as part of the deal; it kind of just happened that way. But it was certainly icing on the cake,” Wheeler said. “Through the grace of the pandemic and some negotiating, we were able to get in with a great lease rate, we doubled our square footage, we got a beautiful waterfront view and we picked up all of the work in the building through landing the lease deal with Highwoods.”

Not to be confused with Riverstone Group, the local real estate firm owned by Bill Goodwin, Riverstone is a Class A general contracting and construction management firm that focuses on corporate office work as well as mixed-use, retail and light industrial.

The company was formed in 2001 as the Richmond division of Spacemakers, a GC firm out of Norfolk. Wheeler, who had worked for the company as an estimator and project manager, said the division was rebranded as Riverstone with her brother David leading the company before he handed over the reins five years ago.

David now serves as operations director and manages Riverstone’s Charlottesville portfolio.

“Long story short, my brother didn’t want to wear the ownership hat anymore,” Wheeler said. “I said, ‘I’m going to start a business of my own,’ and he said, ‘Why don’t you take over the business that you helped build.’”

Wheeler, 46, said the company’s “sweet spot” are projects in the range of 10,000 to 100,000 square feet. The company’s local work includes Lighting Environments’ under-construction Richmond showroom and offices for Edelman Financial Engines and Virginia Asset Management. Local clients have included Stony Point Development Group, Dominion Energy and Allen & Allen.

Wheeler declined to share the company’s annual revenue or project volume. The firm totals 10 employees companywide, with two staffers at its Charlottesville office.

Wheeler said Riverstone’s Innsbrook portfolio has yielded over 150,000 square feet worth of work in just under the past year.

And with the business park’s transition to a mixed-use community, with multiple residential infill projects currently under construction and Highwoods’ own North End development plan, Wheeler said the hope is for Riverstone to benefit from the activity within its new surroundings.

“We’re just hoping to tap into some of that growth here,” said the Clover Hill High School and VCU alum. “There’s a lot of growth potential here, for them obviously but also for us.”

Build It Forward: Goodwill’s Regional Trade Center

Goodwill of Central and Coastal Virginia is a couple months into a $250,000 capital campaign to establish a Richmond version of its Regional Center for Building and Construction Trades. It would be modeled after a facility in Hampton that the nonprofit has operated since 2015 in collaboration with Thomas Nelson Community College.

The Richmond facility, which would involve the Community College Workforce Alliance of John Tyler and Reynolds community colleges, would fill a renovated warehouse on Goodwill’s Midlothian Turnpike campus, providing a place for hands-on training for students looking to enter construction trades such as HVAC, electrical and plumbing.

Construction firm W.M. Jordan Co. is signed on to provide in-kind project management for the renovation, which also would involve mechanical contractor ColonialWebb. And the campaign is getting going with a $25,000 challenge grant from the Community Foundation’s Kenneth and Leslie Montero Fund, in which the local couple has pledged to match that amount if Goodwill can raise it by year-end.

Also boosting the effort is a $125,000 grant from the Robins Foundation for program support. That’s enough to fund two years’ worth of programming for the center, said Andrea Butler, Goodwill’s vice president of mission advancement. Butler was among several dozen people who gathered at the building to raise awareness for the campaign last week.

“We’re trying to build a cadre of construction industry partners who want to collaborate with us to hire people who come through the programs, but also to help inform our curriculum, to help us design programs, tell us what they need in a student exiting the program,” Butler said, adding that field trips and guest lectures are also sought.

“There’s nothing that excites a student more than actually meeting an employer in the industry and learning more about the work environment, the culture, the wages,” she said.

The happy-hour event was sponsored by Riverstone, a Chesterfield-based construction firm owned by Amanda Wheeler, who said she was invited to participate in the initiative by Goodwill board member Lindsey Barden, owner of commercial real estate firm Dark Horse|CRE.

Wheeler, who coordinated the event with local brand strategist Linzy George, said she’s determining how her firm could support the project going forward, adding that her goal at this point was to help raise awareness.

“After hearing the stories of people coming through the program and their success and how it’s changed their lives, I knew that this was something that I could truly put my heart into,” Wheeler said in remarks to attendees.

“Every one of us was given an opportunity at some point in our lives, and that opportunity shaped us all into who we are today,” she said. “We’re trying to bring heart into this by saying the people in this community deserve these opportunities. Yes, it’s important to help our businesses grow, but the opportunities that these people wouldn’t otherwise be afforded is of the utmost importance to us.”

Goodwill is aiming to open the center in early 2020, with the Robins Foundation grant covering programming for 75 students. Additional funding would allow the center to expand programming to as many as 200 students per year.

“The community college brings the credential and technical training part, and we do the soft-skills training and wraparound supports, to make sure that people are employable and to help keep them stable once we place them in jobs,” Butler said.

Butler said Goodwill has raised about $55,000 in cash and about $75,000 in in-kind construction services for the project so far. Construction is scheduled to start in the first quarter of next year, with fundraising continuing until the goal is met.

More often than not, these narratives of good old-fashioned entrepreneurship are tethered to that American Dream of starting from scratch, literally making something from nothing. Yet there is another side of that coin, one which may be even more inspirational and representative of the enduring heart that conquers, never yielding to frustration and always finding a path to success. Giving a business new life, in essence giving it a fresh vigor and vitality, is a story that defines one of Richmond’s most respected general contractors. For almost two decades, Riverstone has been serving the Virginia community and setting the bar of excellence with a dedication to revitalize the culture of construction.

With roots that extend back to the late 1990’s, the company took its official name in 2001. Riverstone’s current owner and CEO, Amanda Wheeler, literally grew up in and around the construction environment as her family owned construction businesses. From an early age she dreamed of how she would impact the industry she was destined to make her mark in. Raised in the construction industry in Richmond, with national general contracting experience, she has had many titles: scheduler, contract administrator, senior estimator, project manager, partner and CEO. Another solid piece of the leadership is David Wheeler, Amanda’s brother who originally established Riverstone in the 1990’s. David is back on the team as Riverstone’s Director of Operations. With over 27 years of experience, David is a proven professional with the ability to direct all phases of pre-construction, value engineering, scheduling, design review and management. Over his journey, David has worked for some of Virginia’s leading General Contractors including owning his own Development Company. Returning to Riverstone, David is intent on increasing the team’s capacity and fostering long-term client relationships. “You get out of life, personally and professionally, what you put into it every day,” says David. “I’m thankful for a chance to keep adding to the landscape of the ever changing city that we helped build.”

While her strong leadership and commitment to client success is evident in every aspect of Riverstone, Amanda knows that the real backbone of the company is a talented staff. With a strong mix of experience and knowledge, the team at Riverstone is a major asset to every project and client. “Our staff is an amazing mix of seasoned professionals with the skill and proficiency we need, combined with younger professionals that bring an out-of-the box approach to problem solving,” states Amanda. That staff includes industry veteran Keith Newman, who has been working with Amanda for many years and brings a level of ability coveted in the construction industry. Also, among the important pieces of Riverstone’s day to day operations is Kayla Giambra, Associate Project Manager, who is an integral liaison to the subcontractor community so vital to a project’s success. “We look at our subcontractors as part of our team, as an extension of us” explains Kayla. “We all have the same goal, and that is complete client satisfaction with no excuses. We have a very high expectation of our subs and only work with some of the industry’s finest and most respected.”

Having such an impressive internal and external team in place, Riverstone has chosen a business approach that has paved the way for even further success as they continue to grow. “We take a human approach to every client and project,” continues Amanda. “That means we have a heavy emphasis on commitment, collaboration, and communication. We are very hands-on with the client, always available to answer questions. We believe in dealing with any issues face-to-face, letting the client know that we care. In addition, we have weekly site meetings and updates.” That philosophy is instilled company-wide, and is appreciated and available to every client for both large and small project size. “We make it a policy to give extremely quick response time to any client that has a question or concern,” says Keith. “If we don’t have an immediate answer to something, we work diligently to get that answer.”

While problems can and do occur on every job, Riverstone looks to head off any potential issues at the earliest possible stage of a project. “We try to flush out all problems that may arise early to avoid change orders,” explains David. “Collaboration with the project team is a key element to this.” Even as the project progresses, the team actively pushes for a zero-item punch list at the end of the project. “We are proactive versus reactive,” adds Amanda. “We discuss concerns that may arise ahead of time so quality and attention to detail is paramount during the entire construction process.”

Regardless of project size, Riverstone has the same goal of building relationships that last with every client. “We have always valued relationships, and we give the same care and responsiveness to a small job as to a larger one,” states Amanda. “Every client is treated as though they are the most important one, and to us they really are.” One major component to building those relationships is Riverstone’s ability to foster trust from the earliest stages of a project. “We insist on complete transparency in everything we do,” adds Kayla, “Our estimating is very detailed because strive to go above and beyond to let our clients know we care about the future of their projects and the people they impact.”

That caring also extends beyond the realm of their projects, as Riverstone has a passion to not only to serve their clientele, but also be a servant in the community. “We believe in giving back,” says Amanda. “We are committed to being a vital part of the community, and to do want we can to improve the lives of others.” Riverstone donates time and resources to several organizations, including helping the homeless, helping orphaned and abused dogs through Ring Dog Rescue, being a strong supporter of the ALS Association, and joining other community organizations that invest in future generations, especially geared towards the industry of construction. Riverstone blazes trail as a woman-owned family business

Innovators, pioneers, trailblazers—entrepreneurs who set the pace and potential for what is possible in business are known by many names. Amanda Wheeler, Owner of Riverstone, a family-owned general contracting and construction management company in Richmond, Virginia, is setting herself apart as a leader thriving in the culture of construction.

“I’ve been around construction my entire life,” Amanda says. “My family comes from Appalachian heritage and a solid work ethic was instilled early. I never get tired of putting in the work that’s required to see projects to completion.”

Redefining What’s Possible

Amanda watched her mother, Barbara overcome barriers as an early pioneer in the industry. Amanda says she redefined what was possible and inspired belief and confidence in her. And, like her mother, Amanda grew up around construction, beginning in the office of her mother’s construction company and eventually entering the family business, taking on more roles and responsibilities, and forming a real understanding of the process of what construction is and what it could be.

“My mother blazed the trail for me,” Amanda says. “Being in a family business, I learned a lot by proxy. I began to immerse myself, and understood the terminology and needs of the client quickly. When that core knowledge, work ethic and heart are combined, you really have what it takes to meet expectations at a greater capacity.”

David Wheeler, Amanda’s brother, established Riverstone in 2001. Three years ago, Amanda took ownership of the company. David has since returned as Director of Operations with the intent to increase team capacity and foster long-term client relationships.

Riverstone Revitalized

In 2016, Amanda became CEO of Riverstone and is proud of her family’s history, positioning Riverstone as one of Richmond’s top commercial contractors.

“We’re entering our third year under my leadership,” Amanda says. “We’re a heart-driven business with a focus more on relationships than the bottom dollar. We have large clients, but we take on a lot of small, specialized projects too. We’ve found that this gives us an opportunity to grow relationships as well as our portfolio.”

Amanda has built a reputation of being a driven and dynamic leader who takes a personal interest in client goals and holds true to the belief that collaborative efforts are critical to a seamless project. Her progression in the industry gives her a “ground-up” perception, knowing what it takes to deliver a successful project from design to completion.

It’s the skill of relationship building that makes this company stand out and makes its “revitalized” brand a unique part of the leadership’s business philosophy. That speaks volumes to the company’s clients. The staff builds relationships on trust.

“Our approach is different,” Amanda says. “I’m very hands on. Instead of giving lump-sum proposals, we work with clients to understand the ‘why’ behind what we do. We’re often told by clients that we’re extra responsive and that we care. It acquires us a lot of repeat business. Transparency and availability are important to us.”

Answering a Need

By taking the time with both corporate clients and the boutique customer, the Riverstone team has been able to build its brand. It offers on-site supervision during the entire course of a project, as well as constant face-to-face interaction.

“We love to come alongside clients providing solutions to get to their desired vision,” Amanda says. “There is definitely a need for our type of hands-on approach. In many cases, we’re building their home away from home, creating spaces where a person will spend 10-12 hours a day. We want them to walk into the spaces we’ve created and feel proud.”

Riverstone has expanded from Richmond to take on projects throughout the state of Virginia. The Riverstone team does it all, from new construction to renovations and expansions in industries ranging from medical to corporate to industrial and more. The company’s portfolio is impressive, and the team’s spectrum of expertise complements its vast diversity of work. A few of Riverstone’s notable projects include: Atlanta Dental, Allen, Allen, Allen & Allen, F45 Training centers, James River Carriers and Hartfiel Automation.
